Hidden Pool Costs — What Most Quotes Miss
Most Adelaide pool quotes look complete on first read — and most are. But there are six common ‘extras’ that legitimately fall outside a turn-key pool quote. Knowing them upfront prevents the ‘mid-build invoice surprise’ that’s the most common complaint about pool builders.
Pool fencing
The pool quote almost never includes the fence — it’s a separate trade. Aluminium tubular: $2,500–$7,000. Frameless glass: $5,500–$14,000. Some builders bundle the fencing trade for an additional fee; some leave it for you to source. Either way, ask explicitly.
Heating
Pool quotes typically don’t include a heating system. Solar: $3,500–$9,000. Electric heat pump: $5,500–$12,000. Gas: $6,500–$15,000. If you want a heated pool, factor it in at the same time you commission the build — retrofit costs more than fitting during the build.
Paving extension beyond the standard
Most quotes include 1–1.2m of paving around the pool perimeter. If you want generous entertainment paving (3m+ on one side, full BBQ area, paved pool surrounds), the additional paving is roughly $80–$200/m² depending on material.
Landscaping + planting
Garden beds, trees, mulch, retaining walls — none of this is in the pool quote. Budget $5,000–$25,000 for typical post-pool landscaping if you’re starting from a blank yard.
Pool blanket / cover
A thermal pool cover is the single biggest energy efficiency win for any heated pool. The cover itself costs $400–$1,200; an automatic in-built reel runs $2,000–$5,000. Worth specifying with the build.
Outdoor kitchen / pergola / shade
Pergolas, alfresco areas, pizza ovens, BBQ benches — separate trades, separate quotes. Adelaide’s summer heat makes shade structures genuinely valuable.
How to handle it
Ask your builder upfront which of the six extras above are bundled, which are quoted separately, and which need a different trade. The good ones flag all six at quote stage; the bad ones surprise you at invoice time.
